I recently had a frustrating experience with a potential client, a realtor for Realty One Group named Alexis Thomas, who had found my popcorn ceiling removal services through a Facebook ad. Acting as a project manager for a home recently purchased by one of her clients, Alexis and I had a professional initial interaction. I promptly responded to her inquiry, walked the job, and sent her a quote the same day.
That’s when things took a turn. She immediately asked me to lower my quote by almost 25%, claiming she was a realtor who could give me “tons of future business” if I gave her the deep discount. I explained that my quote was already very competitive for the work involved and that I couldn't lower the price. After a short time, she messaged me again, accepting the original quote and asking when I could start. We scheduled the job for Sunday, August 10th.
I told her that I was coming from about an hour away and that she would need to meet me at the property at 7 a.m. to sign the contract and provide a 20% deposit. She agreed. The day of the job, my laborer and I arrived 15 minutes early and waited. When she didn't show, I texted her. She immediately texted back a story about her "kids being extremely sick" and that she had been in the emergency room since 4 a.m.
I found it odd that she couldn't have sent a heads-up before I drove all the way there. However, I gave her the benefit of the doubt and assumed she was preoccupied with her children. She said she wanted to reschedule for "next week" and offered to Venmo me for gas, which I declined, taking the loss instead.
I asked her which specific day she wanted to reschedule for, and she said "Tuesday." To clarify, I asked her if she meant the 12th or the 19th. I got no response. The next day, I messaged her again, expressing my empathy for her situation and again asking for a specific date so I could get the job done. Still, nothing.
A few days later, everything became clear. She posted a video on her Instagram showing the popcorn ceiling removal job being completed by another contractor. Her story about her kids was a complete lie, made up because she was having another company underbid me, likely using my quote. The video was posted just one day after I had originally been scheduled to do the job.
The entire situation showed a complete lack of professionalism, accountability, and maturity. After this experience, I would never do business with Alexis Thomas.

I first met Brian Hulz when he showed me a property on Craig Martin's behalf as the listing agent, and I decided to retain Brian as my buyer's agent. Before I met him I had simply been contacting seller's agents directly. I was impressed with his experience and found him and the team easy to get along with. My favorite example of Brian's local knowledge is when I asked his opinion on whether a property was worth seeing in person, and he sent me a link to a video showing excessive traffic on that street (annually) during Christmas when gawkers come to see the decorations. I doubt I would have come across this without him pointing it out to me because he knew that was something I would want to know. I am also aware of some off-market deals that he was involved in which signified to me the Realty One Group network is better than the average realtor's. Brian was very flexible with his showings, often adjusting his schedule and setting up appointments last minute which is highly important in the current market because most homes are under contract within a week. In fact, the home I purchased through him I viewed with a last minute appointment. Once the home was under contract, the inspection, appraisal, and lending process was streamlined as Brian was always ready with vendors who could accomplish their tasks professionally and on schedule. I comfortably tell family and friends that Brian went above and beyond to get the deal done, and I have already recommended him to those who are looking or considering listing.
